BUILDING PROCESS

The 6 stages to your dream home...

No doubt you will have a vision of how you want your dream home to look. Simply select your preferred design from our extensive range, our staff will then undertake an initial consultation to discuss your preferred plan, your individual needs and budget. We will also provide you with an estimate.

Stage 1 Getting Started

So you have selected the plans and are satisfied with the written estimate.
To proceed a $750 fee ($3,000 for Custom Design) is payable. This non-refundable fee provides the following:
  • Preliminary drawings of the site, floor & front elevations (including 2 revisions if required)
  • Analysis of information from the local council to determine if there are any relevant requirements relating to your land
  • A soil report, site analysis and survey, completed to determine if there will be any additional site costs due to land conditions.

Stage 2 Everything Looks Good

You are now happy with the preliminary drawings and information provided in the information from council, soil and site reports and wish to proceed further.
A further $1,500 non-refundable fee is payable for the following:
  • Full Working Drawings for your new home
  • Engineer designed footing system [Foundation Design]
  • 5 Star Energy Rating Assessment
  • Specifications & Contracts
  • Warranty Insurance & Building Permits

Stage 3 Selections

Other than moving into your new home the selection process tends to be the most exciting, this truly is the stage of choices, YOUR Choices!
At Macalister Prestige Homes we understand the reason you are building is so you can have your new home setup up the way you want. For this reason we offer a specialist interior designer, at no cost to you, to provide you with assistance on selecting everything from bricks, to paints, tiles, carpets, colours and everything in between, we also assist you with selecting and engaging a cabinet maker!

Stage 4 Contract

With the first three stages finalised, a building contract is now completed.

Once the building contract is signed, a five percent deposit is payable. Fees paid in stage one and two will be deducted from this invoice. There are generally seven stages of construction whereby invoices will be issued and paid. These invoices are for; deposit (5%), base (10%), frame (15%), lock up (33%), plaster (15%), fix out (10%), joinery (7%) and final (5%).

Stage 5 Construction

A building supervisor will be assigned to you providing you with a direct contact point and adviser throughout the construction stages.

Alterations to selections can be discussed with the building supervisor to determine availability and variation in cost. This is a fairly common occurrence as you see your home come to life - simple items like additional light fittings, power points, TV points or even more complicated items like different doors or window types can be discussed with your building supervisor.

Stage 6 Moving In & Warranties

We aim to make the move into your new home as smooth as possible. Handover of keys will take place on-site along with the provision of other relevant information.

The relationship doesnt end here. It is quite normal for small items in a new home to require attention or adjustment as the home settles. We will attend to any problems within the first three months. In addition, you will feel assured with a structure guarantee supported by Home Warranty Insurance for a period of six years.
